Law and Jurisdiction

These Terms & Conditions and any matter relating to this website shall be governed and construed in accordance with the laws of England and Wales. Any dispute relating to the use of this website will be subject to the exclusive jurisdiction of the courts of England and Wales.

This website is aimed at users in the United Kingdom. Users of this website who access it from places outside the United Kingdom do so voluntarily and are responsible for complying with any local laws.

IP Addresses

We may log IP addresses to help diagnose problems with our servers and for system administration. We shall only use these addresses for technical & tracking purposes.

Log Files

We capture industry standard information solely for the purpose of analysis. Information contained in log files is intended for internal use only and will not be disclosed.

Property Management

Rent payments: Payments of rent received will be made by BACS direct payment or cheque. Fees are deducted monthly from rental received. In the unlikely event of non-receipt of rent, immediate investigations into the cause will be made and action required to acquire the outstanding amount will be taken.  

Fee Liability: Property re-let to a current tenant by a landlord who has disinstructed The Property Shop is still liable to pay management fees for the duration of any period of ongoing tenancy entered into with said tenant. The Property Shop will receive 1.5% of the sale price if a property is sold to the current or previous tenant supplied by The Property Shop.  

Insurance and permissions: The owner must arrange their own insurance in all respects and inform insurers of the letting of the property. The Property Shop will not be responsible for advising or arranging or renewing any policy of insurance apart from rental guarantee and tenant’s contents. The owner shall, if required, obtain the consent of the freeholder or superior landlord of the property to any letting of the property. The owner shall obtain the consent for any letting from the mortgage company of the property.  

This agreement and the appointment of The Property Shop shall continue for a period of six months from the commencement date thereafter from month to month until determined. The Property Shop may at any time terminate the appointment on one month’s notice and the owner may terminate the same with one month’s notice after the first 3 months in writing should The Property Shop fail any duty for any said service outlined above.
