Information for Tenants

Be it long or short term accommodation that you require, the guide below is set out to clarify the process from start to finish.

Register with The Property Shop

To do this you can either call us, come in to our office or register through our website. We will need as much information as possible about the type of property you are looking for and the amount you can pay, and finally how quickly you are looking to move.

The search begins

With a clear understanding of your requirements we will compile a selection of all properties that match your criteria. Often viewings can be arranged immediately.

Viewings

We conduct appointments during office hours which are 9am to 6pm Monday to Friday and 10am to 4pm on Saturday. Some vendors will allow viewings during the evenings and on Sundays which can be arranged with at least 24 hours notice.

Selecting a property of your choice

Once you've identified a suitable property and supplied us with details of referees, your information will be forwarded to the landlord for acceptance. At this stage references and all credit checks will be applied for. You will also be asked to pay a £300 non-refundable Holding deposit, this reserves the property until the result of the credit search comes through.

Move in costs are:

  • First months rent in advance
  • One and a half month's rent as deposit
  • Referencing & Credit Check fee £125 per person
  • Our fee for Tenancy Agreement, contract and paperwork £150 per property

During Tenancy costs :

  • Late rental payment cost (if applicable)
  • Rental renewal fee (same as costs above) Our fee for Tenancy Agreement, contract and paperwork £150 
  • Early contract breach £150
  • Late payment of rent/letter,phone call/text/visit £30
  • Returned cheque/unpaid standing order £30
  • Rent return if not stopped after leaving property £30

Tenancy agreement

Once the landlord confirms that they would like to proceed we will draw up the relevant paperwork, forming an agreement between all parties.

Inventory

An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant and will be used at the end of the Tenancy as the bench mark for the property condition.

Rent and deposit

An advance rental payment is required prior to the commencement of the tenancy. A dilapidation deposit is also required from the tenant. This will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory and check-out report.

Completion

Letters are sent out on the tenant's behalf transferring the utilities bills and council tax into your name and keys are handed over. Congratulations, you can now move in!

Client Money and Redress scheme

The Property Shop has a full public liability policy that includes insurance for client monies together with this we are members of the property ombusman
