Most people's reason for renting their property usually revolves around achieving an income from the property for to pay a mortgage, or purely to earn extra income, or for a longer term investment.

We aim to outline The Property Shop’s procedure and at the same time answer many of the questions landlords required answered.

Renting your property by using the correct legal procedure and agency should result in a trouble free experience. Many tenancy problems occur when the tenant, letting agent and or landlord communication breaks down. The Property Shop intends this to be one of their main areas to receive attention.

The company directors have stated to always be available to speak to for any concerns landlord or tenants a like may have. We also aim to return all calls and messages left on the same day.

Selecting a Tenant

We will always make every effort to choose the right tenant for your property. A tenant needs to suit the building as well as the individual apartment.

All The Property Shop’s tenants have passed strict referencing and come with the peace of mind that is supplied by rental guarantee insurance covering all tenants supplied by us free of charge to you as a landlord.

Looking after your Property

We will always make every effort to make sure a tenant cares for your property and will carry out 3 monthly inspections supplying the landlord with a full report out lining any problems found. Our contractors have been chosen for their high standard of works and their fair costing of carrying these required works out.

Finders Fee

This is a straightforward service in which we advertise your property, find a tenant and arrange contracts, section 21 and inventory. All tenants can be supplied with rental guarantee insurance for the period of the tenancy. Below are listed the main points included within this service. This service is normally chaerged at 3 weeks of rent.

  • Advertise the property in local publications supply and erect a To Let board.
  • Attend all viewings with prospective tenants.
  • Once a tenant/s have been chosen take up references arrange and if requested issue rental guarantee insurance.
  • Collect the first months rent and dilapidations deposit.
  • Arrange insurance if requested covering the landlord's property against accidental damage caused by the tenants.
  • Supply draw up and sign tenancy agreement and section 21.
  • Carry out and draw up a condition report of the property listing all items in the property and their current condition when the tenants take up the tenancy.
  • Arrange for a gas safety check to be carried out and supplied if necessary (there is an additional charge for this service of £50.00 plus VAT)

Rent and Collect

This is our middle range service for the slightly more hands on landlord. The Property Shop supplies all of the above and also collects the monthly rental and passes payment to the landlord in the chosen method. Listed below are the areas in full covered within this service. This service is charged out at 8% of monthly rent.

  • Advertise your property in local publications supply and erect a To Let board.
  • Attend all viewings with prospective tenants.
  • Once a tenant/s have been chosen take up references arrange and issue rental guarantee insurance this is included all the time the property is covered by our rental collection service.
  • Collect the first month's rent and dilapidations deposit.
  • Arrange insurance if requested covering the landlord's property against accidental damage.
  • Supply draw up and sign tenancy agreement and section 21.
  • Carry out and draw up a condition report of the property listing all items and their condition when the tenants take up the tenancy.

Full Management

This is the area The Property shop excels in supplying and would ask all landlords to carefully consider. When choosing this service any landlord can have peace of mind in the knowledge that their property is being looked after under one of the top rated services in the local area. Below are outlined the areas covered by this service. This service is charged at 10% of monthly rent.

  • Advertise your property in local publications supply and erect a To Let board. Property of special interest will also have editorials written and printed about them again in local publications.
  • Arrange and attend all viewings with prospective tenants (property covered by full management will also have the benefit to have outside office hours viewings)
  • Once a tenant/s have been chosen take up references arrange and issue rental guarantee insurance which will be supplied to you as a landlord free all the time your property is covered by the full management service.
  • Collect the first month's rent and dilapidations deposit.
  • Arrange and supply on going insurance if requested covering the landlords property against accidental damage by the tenant.
  • Carry out 3 monthly inspections of the property supplying the landlord with a full report of its findings.
  • Supply draw up and signing of tenancy agreement and section 21
  • Arrange for an annual gas safety check to be carried out and certificate supplied if necessary (there is an additional charge for this service of £50.00 plus VAT)
  • Collect the monthly rental of the property and pass this to you in the chosen method.
  • Issue all claims and supply all paper work required to make a claim against the rental guarantee insurance should this be necessary. (Landlords will be kept informed in writing regarding any rental arrears and their collection progress)
  • Supply and issue all court summons documents required when seeking possession of the property (one of the company directors will always attend and represent you in court should this be required)
  • Carry out all check out appointments required at the end of a tenancy and deal with the return of all deposit to tenants. Arrange all works required to return the property to its original condition at the start of the tenancy.
  • Over see and arrange all works required during the tenancy (all landlords may elect their own chosen contractors if they so wish landlords prior consent will not always be sought should the works cost less than £100.00) All tenants will have access to our 24 hour 365 days emergency call out number.
  • Arrange the renewal of all tenancies if so required (this service is free to landlords). All landlords and tenants may choose from a 6 or 12-month contract. All landlords will always be informed should their tenant choose not to renew and the property remarked in plenty of time to make sure any break in income is kept to a minimum)
  • Carry out annual revaluations of the property and increase rents if possible
  • Arrange any required access to the property during the tenancy period
  • Supply the landlord with a monthly detailed statement covering all payments received and deductions made (a copy of all works invoices are also supplied)

All fees will be deducted in advance on a monthly basis from rental received. Any property relet to a current tenant by a landlord who has disinstructed The Property Shop is still liable to pay management fees for the duration of any period of on going tenancy entered into with the said tenant.

Any property sold to the current or previous tenant supplied by The Property Shop will result in the landlord being liable to pay The Property Shop the fee of 1.5% of the sale price.

Payments of rent received will be made by Bacs direct payment or cheque on the first Thursday after we have cleared funds in our account.

In the unlikely event of non-receipt of rent being received we will make immediate investigations in to its cause and begin any action required to receive the outstanding amount..

The owner must arrange his own insurance in all respects and inform his insurers of the letting of the property. The Property Shop will not be responsible for advising or arranging or renewing any policy of insurance apart from rental guarantee and tenants contents, which will be issued by The Property Shop.

The owner shall if required obtain the consent of the freeholder or superior landlord of the property to any letting of the property.

The owner shall obtain the consent for any letting from the mortgage company of the property.

This agreement and the appointment of The Property Shop shall continue for a period of six months from the commencement date thereafter from month to month until determined. The Property Shop may at any time terminate the appointment on one month's notice and the owner may terminate the same with one months notice after the first 3 months in writing should The Property Shop fail any duty for any said service outlined above.

Client Money and Redress scheme

The Property Shop has a full public liability policy that includes insurance for client monies together with this we are members of the property ombusman
