We cover the suburban residential area surrounding Preston Park, known as Preston, or Prestonville. Situated north west of the city centre, towards the outskirts of Brighton and Hove, this area covers a long steeply sloped ridge of land between Dyke Road and the railway line that runs between Brighton and London. Preston is a lush residential area in the suburbs north of Brighton and Hove, boasting great local amenities and pretty tree-lined roads. Although there are mostly terraced houses and affluent flat conversions, larger detached houses are available in Preston for those looking for a bigger family home a short distance from central Brighton and with easy transport links to London. Perhaps best known for the park itself, Preston Park, a large park with a Velodrome and two cafes. This is where Brighton Pride’s main event is hosted annually as well as many other events. Abundant with dog walkers, sports, and suburban charm, this Park is well loved in Brighton.
The northward rise of housing and population from Brighton into Preston started in the mid 1840’s following the opening of Brighton Railway Station. The West Hill and Seven Dials were all built up, so they began to lay out roads such as Chatham Place, Russel Crescent, and Howard Terrace which mark the southermost boarder of Preston. In 1873, the village of Preston became part of the Borough of Brighton and Hove.
Around Preston Park you can see lots of Queen Anne Revival architecture and many Arts and Crafts-style villas featuring wooden balconies. Preston Manor, situated on the edge of Preston Park, is the former manor house of Preston. It is now a museum, furnished and decorated in Edwardian style so visitors can experience the ‘upstairs downstairs’ of the past.
Over 50% of properties in Preston and surrounding areas are flats of varying types, including some very well presented conversions. The rest of the properties are made up of terraced housing (31%), semi-detached (8%) and detached (8%) houses. In this area, the vast majority of flats are owned by private landlords and rented to young professionals and skilled workers.
The average cost of terraced properties in Preston Park is £593,529, and flats go for around £280,344. Detached properties fetch on average £985,978. Overall, sold prices in Preston Park have increased by 14% on the previous year and are 9% up on the highest peak in 2017*.

Train: Preston Park Train Station has exceptional links to Central Brighton, Hove, London and along the South Coast. It takes less than 5 minutes to get to Brighton Station or Hove station via train.
Car: London Road, which runs through Preston, leads to the A23 as well as intersects with the A27, so travelling my car is incredibly convenient.
Bus & Bike: There are also regular bus services that can take you into Brighton or to neighbouring areas. Even though Preston Park is approximately 4 miles North of the beach and Brighton Pier, this is only 15 minutes on your bike along the convenient cycle lanes, or 20 minutes on one of the many bus routes.
